We'd rather show you the sources than pretend they're proprietary.

Sourced from county and municipal government records. Free and open by law, but scattered across hundreds of separate systems and formats.
Sourced from commercial providers under license. Some are pulled on demand and may carry a per-use cost reflected in your plan.
Each property is scored from 0 to 100. The score blends multiple weighted signals into a single, rankable estimate of likely vacancy and seller motivation:
The exact weighting is proprietary and continuously tuned against real outcomes. Importantly, the Vacancy Score is a predictive estimate, not a verified fact — a high score signals a property worth investigating, not a guarantee that it is vacant or for sale.
Most public records refresh weekly; some (like USPS vacancy data) update quarterly. We always surface the most recent record available.
Government records reflect the real world with a delay of days to months. A change on the ground may not appear in public data immediately.
